Where we finally start to physically form your new home with your build team. It's when your dream home starts to appear in real life.


The long wait becomes worth it.

By the time we go to site to build, we like to be in a position where we have accuracy around the spend, and that over 80% of the key decisions are made. This means we can start with a realistic programme target end date, assisting things like rental agreements and cash flow during the build phase. It's an exciting milestone to begin the build process.

How we plan even the building phase.

Mobilising the contractor to start on site is key and we consider every detail, including access to the site, by whom, when and how. This level of detail can decipher how we build your new home in the earlier stages. This process is of course easier on a refurbishment than a complex newly built house, however we may still need to consider specialist suppliers and sub contractors, especially if building at the rear, as certain licenses may need to be gained for cranes as an example.

Our standard architectural appointment during this phase takes the form of contract administration; answering any queries from the build team and working with them to resolve any issues. This relationship is important to us; whilst we can create the dream we need a great team to implement it. If we take your project to site, we will only do so with a team we feel confident can deliver it.

We can offer Project Management of your build as an additional service. This is very much to assist the on-site team with programming and delivery in line with our designs. It is not required on all projects but it is highly recommended on the complex and larger projects, as our experience has shown there can be an understanding gap between the vision and delivery by the team who are busy 'building'. This additional service provides us to oversee at 50,000ft the build process.

Once your house is complete we supervise the defects period as part of our normal architectural service. Ensuring any niggles operationally or of the building are dealt with by the build team.

We will also pop by for a cuppa, to see how you enjoy living in your new home. This is very important to us, so we can continually learn lessons about what we have successfully delivered, or what we can help to deliver better.
