Developing the Design
Where we continue to evolve your design with our meticulous attention to detail. At this stage, your new home starts to truly 'build' itself on paper.
Transforming the design into reality!
This very technical and detailed phase is again alongside the wider team, including engineers and consultants to ensure that the final design, truly works together during the build phase. An extremely thorough approach is required to fully co-ordinate all aspects of the design, so your new home works functionally, is compliant and is as close as possible to the original design concept.
We offer a 3 Tiered service at this point, dependent on your requirements for the project and your budget. Ahead of appointing us for this stage, we will give you guidance on what the different Tiers include.
If you choose Tier 1 or 2, we will invite you in for further design workshops - these will be to discuss external materials, landscape thoughts, and to work through the interiors with you before we finalise the technical drawings. We are then confident we have helped you form the inside and outside as one holistic design, to create your exceptional home.
A full set of drawings, schedules and specifications is formulated with you dependent on the overall plan. It is at this stage that a detailed cost plan can be gained by a cost consultant.
The continuation of this stage is to go to tender, or we can gain costs from our preferred contractors as a negotiated tender, or tender to 3 contractors of choice. We can advise dependent on the project what is the best procurement for you and your new home. We typically recommend a Traditional procurement for our projects, due to the detailed nature of our designs.
Once costs are returned to us there is a period of weeks to analyse the cost return and discuss with you our thoughts/recommendations. There may be some negotiation at this point ahead of signing any contract with your contractor of choice.
